Price trends
Gurugram has been one of India's fastest-rising housing markets since the pandemic. ANAROCK's average more than doubled between 2019 and mid-2026. Over the same period, ANAROCK's figures for Bengaluru rose 90% and Mumbai 64%.
The latest year: growth is slowing
The three main measures all show growth, but at very different rates. NHB's index, built from lenders' valuations, put Gurugram first among large markets at 22.8% for the year to December 2025. JLL put capital values up 10% in the year to June 2026, the highest in NCR. Knight Frank's weighted average rose 6% in H1 2026, against 8% in Noida and 18% in Delhi. Read together, they point to a market that is still rising but slowing.
The fastest corridors
Dwarka Expressway is the standout. Its average quoted price has risen about 165% since the end of 2019 and 10% in the latest year. New Gurugram, along NH-48, rose about 120% and 10%. Quarterly growth in both has slowed to about 1%, from 4% to 5% in mid-2025.

Rents and rental yield
A 2 BHK in Gurugram rents for ₹35,000 to ₹65,000 a month, and rents rose 8% to 12% in the year to mid-2026, according to the Housewise India Rent Index. On Dwarka Expressway, ANAROCK puts 2 BHK rents at ₹25,500 to ₹37,000; in New Gurugram, ₹22,000 to ₹35,000.
Gurugram is a capital-growth market, not an income market. Most localities return 2.2% to 2.7% a year in gross rent. ANAROCK's citywide figure is higher, at 4.3%, but even that is about half the cost of a home loan. A buyer who borrows depends on prices continuing to rise.
EMI or rent?
| Flat price | Down payment (20%) | Stamp duty (man, 7%) | Monthly EMI | Typical monthly rent | EMI ÷ rent |
|---|---|---|---|---|---|
| ₹1 crore | ₹20 lakh | ₹7 lakh | ₹66,900 | ₹22,500 | 3.0× |
| ₹2 crore | ₹40 lakh | ₹14 lakh | ₹1,33,800 | ₹45,000 | 3.0× |
| ₹5 crore | ₹1 crore | ₹35 lakh | ₹3,34,600 | ₹1,12,500 | 3.0× |
EMI on an 80% loan for 20 years at 8%, roughly where home loan rates sit after the October 2026 repo rate increase. Rent assumes a 2.7% gross yield, the citywide figure calculated from Square Yards data.
In Gurugram, owning costs about three times as much each month as renting the same flat, before maintenance and the cash tied up in the down payment and stamp duty. Buying pays off only if prices keep rising strongly or you stay for many years.
Sales, supply and luxury
Sales boomed in 2024, when PropEquity counted 1,06,739 homes sold in Gurugram worth about ₹1.07 lakh crore, up 66% on 2023 and about 70% of all NCR sales. On ANAROCK's narrower measure, Gurugram accounted for 48% of NCR launches and 42% of sales in 2025.
The cycle has turned. Knight Frank reported that NCR sales fell 11% in January to September 2026, the only decline among India's major markets, with Gurugram accounting for most of it. Gurugram now holds 57% of NCR's unsold homes. Knight Frank also notes that well-located NCR homes under ₹1 crore have largely been sold, so most new stock is priced above ₹2 crore.
Luxury
Gurugram became India's largest market for ultra-luxury homes in 2025. It sold 1,494 homes priced at ₹10 crore or more, against 155 in 2023, at an average of about ₹16 crore. These sales made up 24% of the city's residential sales value. On Golf Course Extension Road, prices in this segment rose from about ₹24,855 to ₹37,899 per sq ft, and sales on Dwarka Expressway rose from ₹383 crore in 2024 to ₹8,347 crore in 2025.
Gurgaon vs. Noida

| Airport access | IGI Airport, Delhi | Noida International Airport | ANAROCK |
Gurugram is the larger, costlier and more corporate market, with the bigger luxury segment. Noida is cheaper, and its prices have recently grown at least as fast. Buyers who work in Gurugram's office hubs usually live in Gurugram; the commute between the two is long.
Infrastructure
- Gurugram Metro. A 28.5 km line from Millennium City Centre to Cyber City, with 27 stations through old Gurugram and a 1.85 km spur towards Dwarka Expressway. The foundation stone was laid on 16 February 2024, with completion expected in about four years. It connects with the Rapid Metro near Cyber City.
- Dwarka Expressway. The Haryana section opened in 2024, linking New Gurugram to Dwarka and the airport side of Delhi.
- Global City. A 1,002-acre mixed-use township being built by HSIIDC in sectors 36 to 37B near Dwarka Expressway. Phase 1 covers 587 acres and was about 20% complete in early 2026, with completion targeted for December 2026. Full build-out is targeted around 2035.
- Offices. NCR office leasing was 7.2 million sq ft in H1 2026 and office rents rose 13% in a year, according to Knight Frank. Cyber City, Golf Course Road and Udyog Vihar anchor much of that demand.
Projects that are open, such as the expressway, are already reflected in prices. Projects still under construction, such as the metro line and Global City, may take years to affect a given locality.

Buyer's checklist
- Check HRERA registration. Search the project on the HRERA Gurugram website and read its approved timelines and any complaints.
- Check the DTCP licence. Confirm the developer's licence for the land with the Town and Country Planning Department, Haryana.
- Ask for the occupation certificate. For a ready flat, do not pay in full without it.
- Verify the title. Have a lawyer check the title chain and any loans against the land or flat.
- Look up the collector rate. It sets the minimum value for stamp duty in each sector.
- Clear dues. On resale, confirm property tax, maintenance, water and electricity dues are paid.
- Visit in the monsoon and at rush hour. Waterlogging and traffic vary sharply from road to road.
- Budget for everything. Use the calculator above, then add interiors and moving costs.
Ready vs. under construction
| Factor | Ready to move | Under construction |
|---|---|---|
| GST | None | 5% (1% if affordable) |
| Price | Usually higher per sq ft | Often lower, with staged payments |
| Risk | What you see is what you get | Delivery delays and changes |
| Rent or move in | Immediately | After possession, often three to five years |
| Choice | Mostly resale in older sectors | Most new supply, especially on Dwarka Expressway and Golf Course Extension Road |
Outlook for 2026 and 2027
The indicators point to a slower market, not a falling one.
- Prices are still rising, but more slowly. Annual growth of 6% to 10% on Knight Frank's and JLL's latest figures, down from 20% and more in 2024 and 2025.
- Sales are falling. NCR sales fell 11% in the first nine months of 2026, led by Gurugram.
- Stock is building up. Gurugram holds 57% of NCR's unsold homes, and developers have been launching more homes than they sell.
- Loans are getting dearer. The RBI raised the repo rate to 5.50% in October 2026 and signalled further tightening.
- Infrastructure is still arriving. The new metro line and Global City could support prices in old Gurugram and on Dwarka Expressway when they open.
Developers and brokers quoted by Business Today in January 2026 expected consolidation in over-leveraged luxury pockets and continued growth on Dwarka Expressway and in New Gurugram. That is an industry view, and no one has published a reliable price forecast. For buyers, a slower market usually means more negotiating room and less pressure to book early.
Risks
- Slowing sales and high inventory. Gurugram holds 57% of NCR's unsold homes, which limits how fast prices can rise.
- Prices well ahead of rents. Yields of 2% to 3% leave little cushion if prices stall.
- Luxury concentration. Much new supply is priced above ₹2 crore, a smaller pool of buyers.
- Interest rates. The RBI raised the repo rate to 5.50% on 7 October 2026, which pushes up home loan rates.
- Civic infrastructure. Water supply, drainage and traffic vary widely between sectors and should be checked on the ground.

Is it a good time to buy property in Gurgaon?
The market is slowing. NCR housing sales fell 11% in January to September 2026, with Gurugram accounting for most of the decline, and Gurugram holds 57% of NCR's unsold homes, according to Knight Frank. Price growth has cooled to 6% to 10% a year on Knight Frank's and JLL's figures. Buyers have more choice and more room to negotiate than in 2023 and 2024.
Is Dwarka Expressway a good investment?
It has been one of India's fastest-rising corridors, up about 165% since 2019 to ₹14,180 per sq ft in Q2 2026, and the expressway is open. Growth has slowed to about 10% over the latest year, rents imply a yield of about 2.4%, and a metro spur and Global City are still being built.
When will the new Gurgaon metro be ready?
The 28.5 km Gurugram Metro line from Millennium City Centre to Cyber City, with 27 stations and a spur to Dwarka Expressway, had its foundation stone laid in February 2024. It was expected to take about four years, which points to around 2028.

What should I check before buying a flat in Gurgaon?
Check that the project is registered with HRERA Gurugram, that the developer holds a valid DTCP licence, and that a ready flat has an occupation certificate. Verify the title, the collector rate for the sector, any pending dues, maintenance charges and property tax with the Municipal Corporation of Gurugram.
Gurgaon or Noida: which is better for buying property?
Gurgaon is more expensive and has more luxury supply, larger office hubs and higher rents. Noida is cheaper and its prices rose slightly faster in H1 2026, at 8% against Gurugram's 6% on Knight Frank's figures. Since 2019, ANAROCK puts Noida up 125% and Gurugram up 117%. What is the EMI on a ₹1 crore flat in Gurgaon?
With a 20% down payment and an ₹80 lakh loan for 20 years at 8%, the EMI is about ₹66,900 a month. A similar flat would rent for about ₹22,500 a month at Gurugram's typical yield, so the EMI is about three times the rent.

At average asking prices, ₹1 crore buys about 820 sq ft in New Gurgaon, about 900 sq ft in Sohna and Manesar, and about 735 sq ft on Dwarka Expressway. Most homes under ₹1 crore are compact 2 BHKs in these areas or resale flats in older sectors.
